As a Landlord if this happens to you I would make sure that you follow the Landlord Tenant Act to the “T”. Which in Arizona means 48 hrs notice.

Does The Paper Have It Right?

The Mesa Tribune is reporting that vacancies in the East Valley are dropping.  I want to ask do you believe it? Read It Here.

As a property manager, I have seen an uptick in the rental housing market but I have not seen the uptick in apartment style housing.

We are renting houses as fast as they come on the market.  Our last house rented in a matter of 4 days and for more than we originally asked for.  We are still getting calls on our marketing.  We are not even offering incentives to move in.

One problem that is coming has to do with all the incentives that have been offered.  When you have free rent you tend to get those who don’t have any money and if you rent to them you then end up doing evictions which can be costly.  So as a landlord if you offer free rent, be careful.

Web 2.0 – Communicating With Tenants

Communicating with tenants is important but today that is easier said than done.  The face to face contact or the phone contact may not be the best means anymore and if we rely upon these mean only we will not connect with the younger generation of renters.

This not only a trend in home market, it is a growing trend in the rental market.  Investor just walking away from their properties and in some instances letting the tenants take on the problems of paying for utilities and other services the landlord once took care of.

There is almost never a good reason a landlord needs to walk away from his property if he has a competent real estate agent.  The property can always be sold on a short sale.

By doing a short sale a landlord could save himself from problems in the future, one of those being lawsuits from tenants for breach of contract.  I am no attorney but I think this is one darn good reason.
